Members of our Full SIPP or SSAS are able to invest in freehold or leasehold commercial property.
Commercial property can be located within the UK or abroad. However, please note there may be certain circumstances that preclude a property abroad being purchased.

- Land, commercial forestry, garden centres
- Dental surgeries, vets practices
- Legal practices
- Hotels, leisure complexes
Direct investment in residential property by a pension scheme is not permitted.
It is also possible for a member to transfer a property, personally owned by them, into a Smart SIPP by way of an “in specie contribution”. Properties can be purchased from any source, including the member personally, their family or their business.
All property transactions are subject to HMRC prevailing rules in addition to property law.
It is also possible for a pension scheme to borrow funds from a lender to assist with a property purchase, subject to HMRC rules. Currently any borrowing is limited to an amount not exceeding 50% of the net value of the pension fund in question.
